Airbnb's 15.5% Host Fee, Explained: What It Actually Costs You

Airbnb changed who pays the service fee. It used to be split: hosts paid roughly 3%, guests paid around 14%. Now the host pays 15.5% and the guest pays nothing extra. Airbnb frames it as simpler pricing for guests. For hosts, it's a pay cut unless you reprice.

The reprice formula

To keep the same take-home pay you had under the old 3% fee, multiply your old nightly rate by 0.97, then divide by 0.845:

new rate = old rate × 0.97 ÷ 0.845

Example: $150 × 0.97 ÷ 0.845 = $172.19

That's a 14.8% increase on paper — but remember the guest no longer pays the ~14% fee, so the guest-facing price often stays competitive. Whether your market absorbs it depends on your comps, seasonality, and occupancy. Don't just apply the formula blindly: check what similar listings charge now, then adjust.

Three mistakes hosts make with the fee change

  1. Eating the fee. Doing nothing is a ~12.5% pay cut. The fee doesn't negotiate with itself.
  2. Raising rates by a guess. "About 15%" is close but the exact math is old rate × 0.97 ÷ 0.845, and it interacts with your cleaning fee and occupancy. Guess wrong and you either leave money on the table or price yourself out.
  3. Forgetting the guest message. Guests comparing old screenshots or repeat bookers will notice price moves. One honest sentence ("adjusted for Airbnb's new host fee structure") prevents bad reviews.
