Airbnb now takes 15.5% from you — not the guest. See what it's costing you.

Enter your nightly rate and occupancy below. The calculator shows your estimated monthly payout loss from the 2026 host-only fee shift, the nightly rate you need to restore your take-home pay, and the exact percentage increase — with the math shown, not hidden.

Why this matters: Airbnb retired the old split fee (you paid ~3%, the guest paid ~14%+ at checkout) and moved nearly all hosts to a single 15.5% host-only service fee (16% in Brazil/Mexico), deducted straight from your payout. Migration deadlines: Sep 15, 2026 (non-EEA), Oct 13, 2026 (EEA/Switzerland). If you haven't repriced, you're earning roughly 13–15% less on every booking.

Here's the exact math. No black box.

This is the same calculation our $79 toolkit runs across all 10 of your listings — shown here so you can verify it yourself.

1. Monthly loss
monthly loss = monthly subtotal × (new fee − old fee)

Old host fee was 3%; the new host-only fee is 15.5% (16% in BR/MX). The gap — 12.5 percentage points — comes straight out of your payout on every dollar of the booking subtotal (nightly rate + cleaning fees).

2. Corrected nightly rate
new nightly rate = nightly rate × (1 − old fee) ÷ (1 − new fee)

Your old take-home per night was rate × 0.97. To keep that exact take-home under the new fee, the new rate must satisfy new rate × (1 − new fee) = rate × 0.97.

3. Required increase
% increase = (new nightly rate − nightly rate) ÷ nightly rate × 100

For a 15.5% fee this works out to a 14.79% increase — the fee math, not a markup.

Worked example: $150/night, 65% occupancy

StepNumber
Booked nights (65% × 30)19.5
Monthly subtotal (19.5 × $150 + 4 × $75 cleaning)$3,225.00
Old take-home (× 0.97)$3,128.25
New take-home (× 0.845)$2,725.13
Monthly loss if not repriced$403.13
Corrected nightly rate ($150 × 0.97 ÷ 0.845)$172.19 (+14.79%)
